If you receive the rent-geared-to-income subsidy, Pam Gardens will send you a rent review package once a year. The package includes forms that must be filled out to report the income of everyone in your household. These forms must be completed
by a specific deadline that will be outlined in the package. Please email your completed Annual Review to your tenant services coordinator.
These are the pieces of documentation that you will need to fill out the annual review package:
Copy of Notice of Assessment for each household member over the age of 16.
Proof of full-time student status for each member of the household over the age of 16, if applicable.
Current benefit statement for all household members receiving Ontario Works or Ontario Disability Support Program, if applicable
Statement of your registered disability savings plan, if applicable.

All applications must be completed and handed into the Housing Access Centre (HAC). London & Middlesex Community Housing does not process any housing applications.

What if I need to change my housing application?
If any of your personal information has changed such as your address, phone number, selection of properties, or number of household members, you must contact the Housing Access Centre (HAC). Failure to do so may result in the disqualification of your application.
Where am I on the waitlist?
Information about your “place” or “number on the waitlist is not available. Where you stand relative to other applicants can vary from day to day, depending on your status, the status of incoming applications, your bedroom size requirement, and vacancies that may or may not come up in the buildings you have chosen. Where you are on the waitlist is not a question we can answer. The most important things you can do for yourself include: making sure that the Housing Access Centre has your most up-to-date contact information; making sure you have chosen buildings that best suit your demographic (family, senior, adult); making sure that you respond to any contact made by LMHC or the Housing Access Centre. It is important to ensure that your application is active and that you fill out the yearly update form.
Successful pest control is a partnership between the property owner and the tenant.
It is important that tenants understand they are not alone in this process and play a critical role in effective pest management.
Working Together.
Tenants are responsible for proper housekeeping, reporting pest problems, properly preparing their unit for treatment, and making sure their unit is available for scheduled treatment. Pam Gardens is responsible for providing the treatments.
Pests can move very quickly from one place to another, so it is very important to report pests immediately.

Pam Gardens is committed to ensuring our tenants live in healthy communities. Pest management is a priority at London Middlesex Community Housing and every pest instance is taken very seriously. We have a comprehensive pest management program.
Disposal of Large Items
If you choose to throw out pest-infested furniture or mattresses, ask your Property Services Team for plastic to wrap these items before taking them out of your unit. Never leave infested items in the hallways and avoid bringing in furniture that has been thrown out.
Heating
According to the London rental apartment heat bylaw, building temperatures should be at least 20 Celsius from September 15th to June 15th.
If you are concerned about the temperature inside your home, check for two important things:

Are any of the windows open? Check to make sure both the inside and outside panes are closed.

Can you adjust your thermostat to a warmer setting? Try moving the thermostat to a warmer setting and wait 30 minutes to see if the room gets warmer as a result.

Cooling
Pam Gardens units do not come with air conditioners. If you wish to install an air conditioner in one of your apartment windows, follow the instructions below. Any damage to your apartment (inside or out) will be charged to you when you move out, or when the damage is discovered.
Tip for keeping units cool in the summer heat:

Take cool showers or baths, or mist yourself with cool water.

Drink lots of cold fluids, especially water, even if you don’t feel thirsty.

Close your blinds and curtains to block out the sun during the day.
-
Use portable fans to cool down spaces. A portable fan will help make your room cooler. Be mindful of the placement of the fan. If you have multiple fans, set them up so that they intersect (air hitting you from multiple directions).

If you have air conditioning, at night, when the air is cooler, turn off your AC unit and open your windows. This will let the hot air escape and move cooler air in. Please use your air conditioner considerately. Overuse can cause a power outage in your building.
Optimize airflow

Whether you realize it, air is moving and flowing through your apartment. When fans are on, the air is moving through every open room of your home. You can create a natural flow of this cooler air specifically to the rooms you’re using. Close the doors of any rooms not in use, but keep doors open to places like your bedroom and bathroom. This ensures that the cool air flows to where you need it the most.
Avoid using your oven to cook meals, as this can make the home hotter

On hot days, the last thing you want is more heat in your home. Using ovens and stoves to cook meals raises the temperature in your home.

If possible, do most of your cooking at night when the air is cooler.

Note: Barbecues of any type are not to be used on balconies.
Air Conditioner Installation

Air conditioner must be installed by a qualified installer in a professional manner.
-
The existing window or frame may not be modified in any way to accommodate the air conditioning unit.

If the qualified installer removes any window sash to make room for your air conditioning unit, you must safely store it, and you must return the window to a fully operating condition when the air conditioning unit is removed.

Your existing electrical circuit might not be powerful enough to run your air conditioner. Pam Gardens is not responsible for adding, modifying, or supplying an adequate power supply to your unit. You may pay a certified electrician to install the appropriate receptacle on the wall close to the air conditioning unit at your own expense, if you choose. You may also be able to use a special extension cord recommended by the manufacturer of your unit. The cord may not lay on the floor.

Air conditioner must be in good repair.
-
The air conditioner must not be attached to the building, but you must make sure that it is supported well enough to be safe and secure, and not create a safety risk.

Air conditioner noise must not bother other tenants.
-
All air conditioners produce condensate. You must not allow the condensate (water) generated by the air conditioner to fall onto any part of the building. The unit must drain properly and not damage Pam Gardens property. If you live in a high-rise, you will need to put a bucket under your air conditioner to catch water. You must empty the bucket often. If you live in a townhouse or house, your air conditioner must drain away from the wall.

You are responsible for all the costs related to the installation and/or removal of the air conditioning unit, as well as any repairs to the building as a result of this work. You are also responsible for the costs of any damage to Pam Gardens property. You must remove the air conditioner when you move out.
For your safety: Never leave children or pets alone on your balcony.
Help us keep your balcony safe and clean:

Please keep your doors and windows locked when you aren’t using your balcony.

Note: Barbecues of any type are not to be use on balconies. They are fire hazards.

Carpets are not allowed on balconies. They can damage the concrete.

Your balcony is not a clothesline. Use a drying rack to dry clothes.

Your balcony is not for storage. It creates a fire hazard and you will be asked to clean it up.

Your balcony is not a home for birds. Do not feed or house birds on your balcony.

Never throw things off of your balcony. You can seriously injure people below or cause property damage. Put cigarette butts in an ashtray; you can be fined for throwing them off your balcony.

Be mindful when watering your plants or washing your balcony. Do not let the dirty water run off your balcony and drip down on your neighbours’ balcony.
